In the course of making many commercial property appraisals for lenders and property owners, it occurred to me that three or four weeks is a long time for people to wait to find out what their property is worth. Other sites were helping people learn the value of their houses in real time. Why not commercial real estate? Often the value for a rental property is simply a function of things that can be known on day one: the rent, the vacancy, and the expenses. Appraisers will always be in demand. An AVM for commercial real estate can never be as thorough as a good appraiser, but it can be quicker. And it can help people home in on their value without the long wait.
